Stephen and Sharon are a great couple and very welcoming. The rooms are great and the beds are comfy.Room temperature just right considering the morning frost.Breakfast was lovely.You can’t beat the location in Hawkshead, only 2 minute walk to the town centre if you walk slowly.Great value for money.Will certainly return.Highly recommended.

This property is slightly strange to get to, as the normal way is a”No Entry” so you have to got slightly further round between the two car parks, but it’s just straight ahead through the iron gates (it is signed). Arrived a tad early but this wasn’t a problem as Steve was waiting for us with the news that our room was ready (bonus). We stayed 3 nights, meals in the Queen’s head (best to book beforehand) very tasty too. A 2 course meal in the Cottage on one night (all prepared and cooked perfect by Steve) a fair choice to be had (needs booking on the morning required) room 2, nice and cosy, a good nights sleep and a tasty breakfast in the morning, just a nice start to the day. 👍Thanks Steve for making our stay so relaxing and enjoyable.John & Veronica

This was our 2nd stay here and it was just as lovely as we remembered. Penny who was looking after the B&B was a fabulous and really friendly host, nothing was too much trouble. It was our 25th wedding anniversary and we were given a beautiful card from the B&B which was a wonderful surprise, very thoughtful. Great breakfasts, comfortable and pretty room, a great setting. Will definitely book again when we are back in the area.

The host welcomed us with tea in the dining room. The house is very near the centre of Hawkshead. The room was traditional with nice bathroom. It was very good value, the breakfast was good andthe host was very friendly.

We really enjoyed School House cottage, after a bit of a bad start (my husband had to be taken home, he was not well ) I decided to stay on as I had relatives staying in the area, Steve and Sharon couldn’t have looked after me more. Breakfast was delicious, everything was freshly cooked. I would love to stay again if I have the opportunity.

We had a wonderful time staying with Steve & Sharon in Hawkeshead. The location was fantastic -- a quaint village in a beautiful location, away from the crowds. Our room was very cosy and perfect for the long weekend. We really enjoyed the lovely breakfasts and a dinner prepared by Steve and felt very well looked after. We didn't have a car but could get around easily with regular buses. We also did some beautiful walks from the BnB to Near Sawrey, the forrest and Conniston. Thank you for hosting us!

This was our second stay at the School House Cottage and we’ll certainly be going again. Great location. Lovely hosts Steve and Sharon. Steve is a top notch chef and his breakfasts are the best in the Lakes bar none. Dinner was also excellent with lots of choice. Rooms spacious, clean and well equipped. This is a hidden gem in Hawkshead and we will be going again (for our 5th time). Thanks Steve and Sharon for a wonderful stay.

Went to Honey Bees Shepherd's Hut for a relaxing few days away. Great communication with the host before arrival and during our stay, they are very friendly. The hut had everything we could possibly need. The hot tub was so easy to heat up (following Stephen's tips) and definitely helped with relaxing. The location was perfect, 30 second walk to shops, pubs and food places. The place was so clean and felt really private and homely. The glass roof was such a lovely bonus, we would 100% return.

Lovely stay. The shepherd’s hut was nice and warm, and the bed was soft and comfortable. The hot tub (which warms up wonderfully with a bit of perseverance) was an amazing way to end the evenings, but also a great after-breakfast activity, with the views from the tub being quite special.Conveniently situated, with the shops and pubs being only a couple of minutes walk away, and a bus stop more or less right outside which made it easy for us to head into Ambleside.Host very welcoming and helpful. Great recommendation to park at Lakeside for the boat trip instead of trying to park at Ambleside. Good recommendation for evening meal at the local pub. Great break. Thank you.

A lovely quaint guest house in peaceful idyllic surroundings run by perfect hosts. A relaxing nights sleep in a well presented room and most comfortable bed was followed by a quality locally sourced breakfast. The village boasts several pubs and cafes with good transport routes to the adjacent villages on the hour. Would highly recommend Sharon and Steve’s hospitality and will be returning sometime.

I stayed at School House Cottage with my daughter for two nights. From the moment I made contact with the owners I was given a very warm and welcoming reception. We were made to feel very much at home throughout our stay and nothing was too much trouble for the hosts. On arrival we were served with tea and cake which was much appreciated. We were B&B, the breakfast was outstanding with so much choice too. I would highly recommend School House Cottage for mini-breaks and longer stays. The onsite parking which was included in the price was a bonus too. There was also a beautiful large summer house in the garden for guest to use. I am looking to return again soon, I may consider booking the Shepherd's Hut which is in the large well kept garden for my next visit with my husband, the owner kindly showed me around, its beautiful inside and out and has a hot tub too.

What a wonderful place this is - a cottage retreat in a very pleasant village. The couple who run the place are two of the friendliest people you could wish to meet, along with a great attitude to customer service. The pictures give a fair reflection of what you can expect when you get here.Based on other reviews, I'd been looking forward to the Full English breakfast and it did not disappoint. Quality locally sourced produce, cooked well and served with a smile.There are a few things which I think would be useful to know as a new visitor:If you come by car, you'll wonder where to park, as it's not at all obvious. We had to walk round the property first to work out what to do. Entry is via the small road which runs up to the school next to the cottage, and not directly from the main street.If you are tall (> 6 feet), you'll probably bump your head a few times. The cottage was built hundreds of years ago, when people were Hobbit-sized, so this is only to be expected.The (seven or eight) stairs going up to the bedrooms are fairly steep. If you've got dodgy knees, this could be uncomfortable for you.

Prior to our arrival we had great communication with the hosts on where to park and how to access property. When we arrived at the Honey Bee Hut it was spotlessly clean and we had everything we needed! The hot tub took around 2 hours to heat up however once warm it stayed at a great temperature! The bed was super comfy we had great nights sleep both nights and the glass roof is lovely in the evening. We will definitely be back for another relaxed get away.

SHC is very well located in Hawkshead being only a short stroll to the bars, cafes and shops there. Hosts Steve and Sharon are very welcoming, our room was a good size and the choices for breakfast were very good. Free parking is a bonus too. We would love to return although the no dogs policy will make it a bit more difficult for us.

Overall, excellent accommodation however three opportunities for improvement. Firstly, it was advertised as having a working TV and Wi-fi, and none of these worked during our stay. When we queried this the owner said you can use your phone. Second, the hot tub was advertised as having a overhead-cover/umbrella which was not available, luckily we had great weather and so this was not an issue. Finally, there was a store for logs for the log burner for the hot tub however it was never filled and so we continuously had to ask for logs which made us feel to be a nuisance.

Steve our host was something we have not experienced in many of our visits to many places, he could no be more obliging and work very hard to make our visit both a comfortable and well catered for in all respects, nothing was too much trouble, easy going and we enjoyed the fact that he always found time to chatand was willing to share a great sense of humour unlike a lot of the places in this village where we have visited many Tims, we found it very easy to say this the place we would come to every time, sadly the rooms that would accommodate our physical needs are on the first floor and staircases are always a problem. Great breakfasts and we enjoyed and we had two threecourse dinners that would be enjoyed anyone, thank you Steve for all of this.

The School House Cottage was situated in the middle of Hawkshead very easy to find. Sharon and Stephen were exceptional hosts, nothing too much trouble and very friendly.Our bedroom was beautifully decorated and exceptionally clean,with a very comfortable king size bed. Good choice of breakfast all very tasty and beautifully cooked. We opted for an evening meal each night of our stay, and again a very good choice of starters and mains. Would have no hesitation in recommending The School House Cottage.

We stayed for 2 nights. The headmaster's room was very well appointed. The bed was very comfortable and the shower was powerful. The owners, Steve and Sharon were very friendly and hospitable, and the breakfast was ample and of good quality. Hawkshead is a bit lacking for dinner options in the winter, but we had a lovely meal in Fellinis in Ambleside. We wouldn't hesitate to recommend or go back again.

Hidden away from the main vilage in an ideal location. We were made to fell right at home in this clean well appointed Cottage. A nice big room with stunning views over the fells and a lovely garden which was well appointed. We had booked Half board and the meals were superb, including a large breakfast. With plenty of secure parking. On going out for the day you went down a flower laiden path straight into the village. Will definately be visiting again in the future.

Although we were due to stay in the Head Mistresses room, we noticed the hot tub next to the Shepherds Hut and enquired about an upgrade,this us probably one of the best decisions we have made on any holiday.The Shepherds Hub to a top model which includes the star gazing over bed window canopy, this was really ralxing and romantic.The hot tub being log burning is a totally different and relaxing experience when compared to its electrical counterpart.All this tied in with the lovely couple Steve and Sharon who accommodated our every whim,whilst respecting our privacy.The entire set up is 50 foot from the house and you have free reign of the beautiful gardens in between. The cooked breakfast was top notch and very well presented,this was offered after a selection of fruit and cereals.All in all 10/10.

The owners were very welcoming and extremely kind. The hut itself was great and very relaxing. The hot tub was excellent with relaxing egg chairs too were you can sit and chill out in the sun. I took my girlfriend as a birthday surprise and they gave her a card and some Prosecco which was an added touch to an amazing stay.

We were supposed to be going to our friends wedding blessing at a wedding venue in hawkeshead but alas it got cancelled, we booked via booking.com about 12 months previous,as our friends advised this.The double room at school house was very small, the smallest we’ve every been in and we would recommend getting a larger room. We had nowhere to put anything like our wet outdoor outfits after our walks on the wet Saturday, also the wet towels after showering.The bed was ok but very noisy as the springs creaked every time you turned over, a replacement is due we’d say.The place is very clean and tidy and full of atmosphere the gardens are amazing so we’ll kept and a summer house and garden to use if you get the weather.The breakfasts are lovely we had a different one on each of our 2 mornings they were cooked well and we definitely will go back again sometime, but we’d book a bigger bedroom.The owners are lovely people Steve and Sharon and it was a pleasure meeting with you both we asked to leave our car in their car park on our last day as we wanted to get out around the village and buy some treats in the well stocked shops and they said it was fine.We had a coffee at the restaurant we’d eaten at the previous night Poppi Red the food is so good highly recommend you try it.The school house cottage is right in the village and has also got wonderful views all around it on good weather days even on rainy days it’s beautiful.We will go back when we next get the chance there are walks yet to experience.Thank you Steve and Sharon for a lovely stay.

We had a great stay with Sharon and Steve at Schoolhouse Cottage. Nothing was too much trouble for these lovely hosts and our needs were fully catered for. Great selection for breakfast; including the usual full English, smoked salmon and eggs, fresh fruits, toast, granola, plus additional options for Veggie, fresh coffee and OJ, all delicious. Rooms were cozy and comfortable with good quality linen, duvets and pillows. The property itself is an old cottage so the bedroom was a little bit small, but to offset this there is an enormous sun room in the garden with unrestricted access, lovely place to sit in the afternoons and evening after dinner. Sharon and Steve were both wonderful and attentive hosts, we were greeted every afternoon with a fresh pot of tea which was welcomed after our long swimming adventures in the lakes. Thank you both, we hope to be back again next year to swim Ulswater end-to-end!

Stayed in the sunny bee hut. Everything you need was provided very clean on arrival but they didn't get our booking but that was no problem for them. We had a walk into the village for an hour got back and all was ready even gave us 2 bottles of prossecco for the very slight inconvenience. The host could not do enough for us, very friendly and helpful would definitely stay here again, and the hot tub was fantastic thanks Steve and missus x

Steve and Sharon made us very welcome in their lovely cottage. We really appreciated the evening meals and the cooked breakfast.It was such a good base for walking locally that we didn't use our car at all.

we were looking on booking.com, checked the property website, and it was £10 cheaper. a no brainer,we arrived sunday afternoon, we met stephen the owner in the garden, he was doing some gardening, He introduced himself, a very friendly approachable guy,He introduced us to the resident cats,before showing us to our room,We had a lovely view over the garden,WE stayed on bed , breakfast and evening dinner,the room had a huge bed which was very comfortable, The smart tv was also a bonus, Stephen is the chef and made us a lovely 3 course meal, the breakfast was a full english breakfast, very nice it was too, we went for our wedding anniversary, when we went down for breakfast Sharon, stephens wife wished us happy anniversary and gave us a card and a box of chocolates, hand made by the blind chocolatier, You dont get that in hotels, Lovely personal service by the proprieters, very friendly and really make you welcome, Highly recommended,you wont be disappointed

Absolute fantastic break in the Lake District made more so by the attentive hosts. As soon as we arrived, we were made welcome with tea and coffee in the summer house. We were given cake in the afternoon and the breakfasts were sublime, first class. The room was spotless and the bed so comfortable. 10 out of 10, but I'd give 11, if I could. Thank you both so much. We went over to Hawkshead for the Coniston 14 run on Saturday. Our hosts were very friendly, welcoming and good company. The room was warm, comfortable and beautifully decorated and the food was great too. Hawkshead is a lovely little village and a great base for travelling around the lakes.The important part of a review is whether we would go back to School House cottage again, and yes we ceratainly shall.

The cottage was in a beautiful location set in its own grounds with parking. The ownwers were very welcoming and the breakfast was good quality with plenty of choice. The rooms were en suite with very comfortable beds. Ideal place to relax and chill out. Would visit this cottage again without hesitation.

We had a lovely time staying with Steve and Sharon, they are the perfect hosts. Lovely room with a very comfortable bed, we slept like logs, and a beautiful garden to wake up to in the morning. Very good stay really enjoyed it, Steve and Sharon were excellent hosts, friendly, welcoming and very helpful nothing was too much trouble.The location is perfect close to everything but quiet.The onsite FREE parking is excellent anywhere else in Hawkshead it can be very expensive if you are lucky enough to find a spot on the car parks.We stayed B&B and evening meal and the food was excellent as was tea and cake in the garden chalet.The naughty boys room is a bit bijou but it never affected our stay and it has everything you could possibly need.Would we sop again? Without a doubt we really loved it if you are thinking about booking it do it you will love it.

Our week long stay at the end of May was extremely nice thanks to the hospitality of Sharon and Steve who couldn’t have been more accommodating. The breakfasts are excellent with a good selection and although we personally did not have the evening meals other guests raved about them. We did however try the afternoon tea and we were not disappointed.The 2 main rooms overlook the garden at the back and offer lovely views and, as I was informed by Steve and one of the guests, often have visits from nuthatches and tree creepers which unfortunately I did not catch a glimpse of.

Very comfortable stay at School House Cottage, and made to feel welcome from the moment we arrived.Food was wholesome, plentiful and freshly cooked, with a good selection of main courses each day. The breakfast choices were varied and set you up for the day ahead. We didn't have the Afternoon Tea but I did look delicious.Close to the village for convenience, but away from the hustle and bustle,the garden was a haven of birdsong and sunshine all day.Nothing was too much trouble for Steve and Sharon. Very enjoyable stay.

Wow where do I start, great hosts, first class breakfast and a weekend away I will never forget. This B&B has it all, if you are looking at walking nearby, visiting Hawkshead or the lovely nearby Ambleside or even like us taking to the hills or local fire roads where you will find lots of trails then this is for you. The host have great local knowledge and for me is a perfect spot to use as a base for riding, here you will have access to a village that has four great pubs with fantastic food, bars for those evening beers after a great day out or lots of coffee shops to chill out after a hard day. Take the time out and visit this place and you won’t be disappointed.

The cottage is 'typical Hawkshead' which means it is quaint and cosy and you sometimes need to watch your head.But it is tastefully equipped and decorated, and hosts Steve and Sharon are very friendly and keen to make you feel at home.The Headmistress' Room was clean and very comfortable, and included a lovely window seat where we could sit and relax in the sun - watched over by Peter Rabbit!Good food as well made it a very pleasant and enjoyable stay.

This Bed & Breakfast is located by the old Hawkshead Grammar School. It was originally the headmaster’s house. Our room was clean & tastefully decorated, overlooking a beautiful garden. The owners are attentive and very friendly. There is a cosy summer house which is available for guests to sit and relax. Highly recommended

From the moment we arrived to the moment we left Steve and Sharon couldn't have made us feel anymore welcome. It was great to have a chat with them about the history of the house and Steve also made it easy for us to navigate a beautiful walk from Hawkshead to Bowness-on-Windermere to Ambleside, via Beatrix Potter's House and the Windermere Car Ferry. We stayed for three nights, and took the evening meal option, as we weren’t sure if the local restaurants would have spaces due to Covid-19, that turned out to be a good choice.The rooms were well kept, and the bed spacious. The food was lovingly prepared by Steve, and that showed in it’s quality.Sharon, and Steve, are, good, friendly, attentive hosts, and make you feel very welcome.The location is very convenient for getting around Hawkshead, and the on site parking a very big plus. We had so much fun staying at the cottage.Steve and Sharon were such wonderful hosts.The room was very cute and the bed quite comfortable. Steve had us put in our breakfast order every day and in the morning he presented an excellent spread of delightful food.In the afternoons there was freshly made cake to partake of as well!We highly recommend the School House Cottage!

We have just returned from an amazing two night break in the School House Cottage. We had a bit of confusion on arrival as we went to the Old School Cottage by mistake. Once we sorted out OUR mistake we met Steve and Sharon who were lovely. We were in the Headmistress Room with a lovely view over the garden. The bed was amazing. It was like sleeping on a cloud. Breakfast was to die for. Delicious sausage and two thick rashes of bacon. Steve was very attentive and helpful. Hawkshead is a quaint village with plenty of pubs, restaurants and cafes. There iis loads of nice walks from the village too.

We really enjoyed our stay at this delightful home.The hosts fixed us a nice chicken dinner with Sticky Toffie Pudding and the breakfast was equally good.The rooms (we had two) were surprisingly mordern with nice en suites and many ammenities. Hawkshead is a delightful village.Our only regret is that we were in the area for just one night.

Our stay certainly ticked all our boxes. A lovely place, beautiful garden and surroundings. A nice room with a big comfy bed, good shower with fluffy towels. Excellent breakfast and great hosts. Comfort and cleanliness was the main point.

When we arrived we were met by Sharron . She made us extremely welcome .The food was lovely cooked by Steve her husband a really nice friendly bloke . Can’t find any thing to moan about . Location a minute from centre good pubs . Really comfy bed .

Lovely B&B with excellent hosts Steve & Sharon. Stayed in the Headmasters room which was spacious and comfortable overlooking the gardens. A good choice of breakfasts, cooked to perfection by Steve. We will definitely be back!

Great location for walking, never needed to get in the car whilst there and great places to eat in the village of Hawkshead. Delighted to be back for a short while in one of our favourite areas of The Lake District.

Our first visit to the Lake District has been one of the best short breaks both myself and Janet have experienced. A major part of this experience was our stay at School House Cottage. Fantastic hosts, great location and beautifully tended gardens, where we enjoyed a few gin and tonics in the summer house. A superb breakfast set us up for the day. Highly recommended. Stayed for one night only and it was just before the season started so we were the only guests a very cosy stay in a very comfortable bed the heritage of the cottage is fascinating would love to go back when the seasons full swing to sample some of the cakes advertised on the website they look scrummy

We stayed at the School House cottage on our first trip to Hawkshead. Having visited the usual Keswick, Ambleside etc we thought we'd go somewhere new, and the village is excellent for a weekend away. If you're visiting, you should absolutely stay at the Cottage. The hosts were lovely and accommodating, the rooms clean, characterful with the biggest comfiest bed! There's even a Gin Palace shed that overlooks the garden, which we'll be trying out when we return in the summer!!

We stayed at the School House on Saturday night just gone. The hosts were amazing very attentive but not to attentive and nothing was too much trouble. They had cooked some cup cakes for us to have which were free of charge. We had dinner on the Saturday night which was three course and there was a choice as well the food was excellent. The bedroom was very comfortable and with a beautiful view of the garden. Breakfast again was great. Hawkshead is a beautiful little village we will definitely be back

All and more than you could want. Tasty, freshly cooked breakfast, mugs for that brew in your room. En-suite rooms, bath robes, fresh flowers.Use of lounge downstairs, laid back atmosphere. Hot brew on arrival,the list is full of praise of the end product, Spot on !

Our stay at the Old School House Cottage was all too short as we stopped here on our way home from Scotland.We were warmly welcomed and our room though small was perfectly formed with a comfortable bed and shower room with an excellent shower.I lovely sitting on the window seat watching the birds in the garden.Good choice at breakfast and all cooked to order.Just wish it was not such a long drive as we would be able to visit again sooner rather than later.

We thoroughly enjoyed our stay in this B&B. The room was great with a very comfortable bed. The owners were very friendly and we loved the garden. It’s also situated in a brilliant location which served as a great base for exploring the surrounding area.

Breakfast excellent; staff (owners) very friendly and helpful. Location ideal in Hawkshead with several pubs & small shopswithin 5 minute walk. We booked the smallest bedroom ("Naughty Boys Room") which is very compact so consider adequate for 1 or 2 night stay but no longer. We would book one of the two larger bedrooms on the top floor in the future.

A beautiful guest house. A warm welcome with tea and cake. Lovely room and a comfy bed. Tasty breakfast and really enjoyed sitting in the sumer house with a glass of wine in the evening. Had a fantastic 3 days in the school house which is set in an ideal position in the town and set in beautiful gardens.The room was very comfortable with a lovelybreakfast to wake-up to.The hosts were very kind and couldn't do enough for you will definitely be going back in the future.

A little slice of Heaven on Earth; the most peaceful bank holiday weekend we could have hoped for. Steve and Sharon are exceptionally friendly, genuinely warm people and are wonderful hosts. They are able to perfectly balance being chatty with leaving you to just chill out and enjoy the sheer beauty of the place.Similarly, the 3 cats will give you attention and fuss (if you give it in return!) but not be in your faces if you prefer.A veritable home from home and we will definitely be back.

Steve and Sharon were lovely friendly welcoming hosts they were informative and genuine .on arrival we were offered cake and tea or coffee all complimentary .the room was pretty and colour matched with a really comfortable bed and quality linens ..dressing gowns were on back of door and toiletries freely available ..very clean and characterful cottage ..breakfast was amazing fresh local produce cooked to perfection and with a great choice ..go for the salmon it was the best I've had although my husband would say the sausages were the highlight ..the village itself was really quaint and so friendly . Would go there again but does get booked up very quickly ...well done Sharon and Steve a little treasure in a beautiful part of the country

we spend a very comfortable 2 nights stay. The beds were comfortable, the water was hot, the rooms were clean and the breakfast was very tasty. The table setting was very inviting and served with a smile. The hosts, Steve and Sarah were lovely. Nothing was a problem .

This b & b was a delight with lovely touches themed on Beatrix Potter in the room. It was a spacious room with a super king bed. Steve and Sharon were very welcoming and Steve cooked up a lovely breakfast. Nothing was too much trouble. A lovely garden where they do afternoon teas. Gorgeous!

Superb cottage and superb location with a really friendly welcome from the proprietors. Close to the local shops and pubs and next door to the 400 year old grammar school which William Wordsworth attended where you can enjoy a theatrical tour for £2.50. Absolutely spotless in the cottage and great view over the tea garden. Highly recommended.

Thank you for having us to stay, we really enjoyed our time in the Lake District and the comfortable and cosy B&B accommodation. The room was clean, tidy and warm. The gardens around the B&B are gorgeous and we enjoyed sitting out in them reading and relaxing. The breakfast was nice and we were offered plenty of extra tea/toast. School House Cottage is situated in the beautiful Hawkshead village, perfect location for getting around the Lake District. The hosts were friendly and welcoming and always happy to help. The breakfast was good and the rooms were clean. A very enjoyable stay in Hawkshead.

Booked a few day at this lovely cottage bed Breakfast . Host we're very friendly and welcomed you . Breakfast was included room was sweet comfortable and very clean .breakfast was choice of 5 different. Thing we had full breakfast have to say it was lovely could not eat it all .you could have a evening meal as a extra choice . Would definitely return back here next time for longerlovely couple Sharon and steve that own the cottagecan't fault it .. village is 2 minute away to walk and to eat out for lunch lovely pubs and shop all in walking distance . Nothing more to add than value for money x

We had a lovely stay with Sharon and Steve. They were so welcoming and friendly, we felt right at home straight away. The room was lovely and clean and the garden was exquisite. The only small issue was there was no hairdryer, but I managed without. Will come back again.

Our two night stay in the Headmistress room was very comfortable .The B&B is set in lovely peaceful gardens which our room overlooked .We had the full English breakfast , which was excellent , both days & we were well nourished for the day ahead.Sharon & Steve are very friendly hosts .

We were 2 old school friends having a short break in the area and we loved our stay.Both Sheila and Steve were most welcoming and accommodated our special request of having a champagne afternoon tea for dinner.The room was well presented with nice touches which you expect to find in a hotel but not necessarily in a b&b such as robes, small bathroom items i.e. shower cap etc. and we loved Peter!!Happy to recommend.

Made to feel very welcome from the minuite we arrived. Room was very clean with tea/coffee facilities and beautiful views. We were offered tea and cake on arrival and this was brought out to us in the pavillion. Breakfast was fantastic with a brillient choice and nothing was too much trouble. Highly recommended.

Hosts are amazing!Food is great.Room was small, en suite the size of a wardrobe (but good power shower). This is a very old building with huge character so you wouldn't expect anything else.Access to parking is tight, large estate car only just fitted.

Lovely tucked away house in the centre of hawkshead, had the 'naughty boys room, it is small but very clean and tidy, Steve and Sharon are great hosts and very welcoming, great breakfast, and free homemade cake and tea in the afternoons served in the lovely gardens and summer house.

This place is totally adorable! The decoration made me feel so comfortable and relaxed. The environment around the house are beautiful and peaceful. Especially, the lovely garden beside the house. Moreover, the staffs were kind and helpful. Thay gave the advices and information for traveling around the Lake districts. This is the appropriate house to stay for take a rest on holiday.

Excellent stay at school house cottage.Steve and Sharron are very good hosts. We stayed in the headmasters room and was a good size and comfortable. Steve makes amazing cakes make sure you try his lemon cake

If you are looking for the ideal spot to visit in the Lake District then this is the ideal place to stay,the warm welcome to School House Cottage is endorsed with the offer of refreshment, the proprietors also have a small tea room in the large well kept garden where the cakes on offer would win first prize in any bake off competition so afternoon tea takes on a new delight. Our room was light and airy, decorated to a high standard and extremely comfy.The breakfast menu offers a good range of fare from the full english to freshly cooked porridge, the full english was cooked and served to perfection.The only dissapointment was having to leave, will we be back? YOU BET.

Having worked our way round Scotland we came to the Lake District and were delighted to find this wonderful B&B in the beautiful surroundings of Hawkshead. The rooms were warm and comfortable and Steve and Sharon couldn't have been more helpful. Our only regret is that we couldn't stay more than one night due to our itinerary. Recommend this to everyone.

Had a lovely stay in Hawkshead at School House Cottage, friendly hosts who did everything they could to make our stay enjoyable. The rooms were clean and comfortable and breakfast selection was good and cooked to order. The specially baked cakes really hit the spot after a days walking. Would recommend this B&B to everyone.

We stayed with Sharon and Steve for 2 nights and were very well taken care of during our stay. The room was clean and spacious and Sharon cooked us a delightful breakfast. After a considerable drive from South Wales it was an absolute pleasure to be greeted with a coffee and delightful piece of cake. The setting was lovely and the room could not be faulted. Breakfast was excellent. The host's knowledge of local walks was put to good use and his lending of a map appreciated.

Just Had a fantastic stay for the bank holiday weekend. I booked 3 rooms for myself and 2 other couples which were lovely. For breakfast we had a great choice and what ever we had was superb. We were looked after by Sharon and her Husband. Look forward to returning in the near future.

A two minute walk from the centre of Hawkshead. Well looked after and good value. Excellent choice of breakfast. Coffee and cake in the summerhouse an added bonus. Room was adequate, with good facilities but rather cramped.

We arrived tired and hot and the difficulty in finding the entrance to our B&B made us all the more weary.(Soon to be remedied I understand ).Then the proprietor's smiley face emerged and from then on it was sheer bliss.A wonderful clean, bright and cosy room with a particularly comfortable bed, followed by a cooked breakfast to set one up for the day.A great visit and one that we would like to experience again if we are ever in that area.Keith and June

The School House Cottage is a good bolt hole for the Lakes, Steve & Sharon are most welcoming, the small beezue property is very comfortable, lovely garden, a Pavilion for relaxing, afternoon teas, location just out of the village, along the the most important meal of the day a super breakfast with ingredients from local produces, who could ask for more. Good pubs to eat in the evenings. Will be going back a few times, totally relaxing, enjoyed our short stay.

The school House cottage is a fantastic B&B, ideally situated in the lovely village of Hawkshead.Steve and Sharon are wonderful host's, they made us feel very welcome. We enjoyed our stay at the School House Cottage, perfectly position in the pretty little village of Hawkshead. The Hosts Steve and Sharon were warm and very welcoming. Great cooked breakfast made with quality products. Gorgeous garden and summer house where you are able to read a book or paper and relax, coffee tea and homemade cake on hand. A afternoon tea is availablewith sandwiches tea and scones all homemade, be sure to book in advance. We enjoyed our stay so much we will return soon.

Our group had booked all 3 bedrooms which made it feel like our own little cottage for the weekend. We spent two night lovely nights at the cottage with friends and it was lovely.the cottage is steeped in history with lots of original features and the owners were very attentive catering to all your needs.they have a lovely summer room which you can have afternoon tea in ( which we did as the weather was lovely !) and it's wonderful !:-). Secret Paradise in the Lake District.New summerhouse beautiful, relaxing with chocolate cake to die for!! Sit listening to the sounds of the countryside. Peace and tranquility. Rooms are perfect. From the moment we arrived we were made to feel welcome. The hosts were two of the loveliest people we've met anywhere and we were lucky to share their home. The house is very nice with comfortable beds and a good shower. The freshly cooked breakfast was really great. The afternoon cake and tea in the summer house is a very nice touch. Overall,we would recommend this Bed and Breakfast to anyone. We really hope to go back again one day. Fantastic!

Our end of term report puts this b and b at the top of the class.The subjects - breakfast, accommodation and value for money - make it a standout destination for a relaxing break in the Lakes.The delightful owners, Steve and Sharon and Steve’s mum Mavis went out of their way to make sure we enjoyed our stay and really do make you feel part of the family.Afternoon tea and cakes on return from long hikes were more than welcome.Steve’s cooked to order breakfast set you up for the day and just watching Mavis enjoying her stint as head gardener was enough to tire you out in time for a good night’s sleep.We look forward to going back for a new term!

This is a fantastic little B&B with really friendly and helpful hosts. The room was clean and tidy and the bed was so comfy which is just what you need after a days walking around the Lake District. The breakfasts were cooked to perfection and to order could not ask for more! For dining out in Hawkshead you really do need to book a table in one of the local places to avoid disapointment! Afternoon tea/coffee and cake is on offer in the Sun Room at the B&B looked amazing however didn't get the chance sample - next time! Would stay again.

i travel a fair amount with my work and always use hotels so it was a pleasant change to use a B&B and experience a very personal and friendly stay. Rooms very clean, bed comfortable and breakfast freshly prepared and plentiful. Very competitive price too. I would recommend it. We had a lovely stay during christmas and new year. Lovely food. Lovely and friendly hosts. Lovely cake in the summer house! Bedrooms welcoming and clean,and breakfasts cooked to perfection. This was our first experience of a B&B so were a little apprehensive. So pleased we chose this place. The location is great, no passing traffic to wake you up early in the morning but also very close to the centre of Hawkshead so you can easily make your way into the village on foot. We were made to feel very welcome by Sharon & Steve, the room we had was bigger than expected which was a lovely surprise and probably has one of the most powerful showers I've ever used. The house is set in a lovely garden which we were lucky enough to have a view of from our bedroom window. Also in the garden there is a lovely summer house, which with the help of a good heater, was even warm on a cold October evening, so is a nice place to relax, there is even cake to be found in there! Probably one of the favourite things here was the very tasty breakfast we had each morning, made from locally sourced ingredients, and the toast made from Steves homemade bread is to die for! The portions are great too, really sets you up for the day.Would definitely recommend booking here if you like a warm welcome, comfy room and a scrumptious breakfast.

We had a fantastic one night stay at the School House Cottage. Steve and Sharon were very hospitable and attentive from the moment we arrived. We had a welcome drink and chocolate cake in the living room with our hosts and shared travel stories. The bedroom was large with a comfortable double bed and a wonderful view of the garden together with an en-suite bathroom. Breakfast was made to order and comprised cereal, orange juice, coffee, a full English and fresh fruit. The brown toasted bread is to die for!!! The B&B is at the far end of the village so it isn't noisy when the pubs close and is only a pleasant 5 minute walk to the centre. This will be my B&B of choice the next time I am in the Lake District as Steve and Sharon couldn't do enough to ensure their guests have a great stay with them.

A very warm welcome is given by Steve and Sharron at the School House Cottage. You could not ask for a better breakfast around the big dining table which really encourages you to meet and talk to the other guests, a really good idea, much better than separate tables. Well situated in the village for all the amenities but also just out of range for the noise and the church clock depending on the wind direction.One real improvement is that one of the double rooms is really very snug, "breath in to pass" with shower room in the cupboard. Ask for room 1 or 2 really much better and what you would expect for the price.

I really enjoyed my stay at School House Cottage.The room was lovely as was the food and Steve and Sharon were just brilliant and so helpful.I would definitely recommend this B & B and hope to go back myself.Hawkshead is also a great little spot for lots of day trips and walks!!

From start to finish we couldn't have had a better weekend. It was hospitality at it's best. Thanks Steve & Sharon for that. All six of us said we would have to come back. We certainly enjoyed all the activities that Grizedale forest had to offer and the great ale's hawkshead pubs had, but the B & B made it. Great cheese and cake. Cheers

It is the perfect starting point for the walks around the Hawkshead area. The room had beautiful views, was warm and clean and the bed was super comfy. Sharon and Steve were very nice and he is an extraordinary cook. It is being a great experience, and we will definitely come back :)

Very nice and clean accommodation.Excellent breakfast and friendly atmosphere.Only thing we would have liked is some comfortable chairs for watching television but this did not in any way detract from our enjoyment of our weekend.Many thanks.

We had such a wonderful breakfast - fresh fruit and yoghurt, cereal and juice - we helped ourselves to whatever we wanted, then this was followed by a lovely traditional English breakfast, cooked to order, with home-made bread, still warm from the oven. I just wished we'd ordered an evening meal - I'm sure it, too, would have been well worth having!The room was cosy and clean and we were made very welcome. I'd give 5 stars for the food alone but am awarding 4 because I would have preferred a more private door to the ensuite. Apart from that, well worth visiting for a lovely weekend break in a very convenient village location.

This B&B was a little gem, tucked away in a quiet location in Hawkshead.Breakfast first class, evening meal also available if required. Would certainly recommend to friends

We so enjoyed our stay at the School House Cottage. The atmosphere was so relaxed and friendly and a lovely welcome at the door on our arrival. The offer of Tea and cake was on our arrival delightful and the Full English Breakfast was FANTASTIC.
